Charming 2 bedroom detached home on a quiet block. Formal dining room, remodeled kitchen, office, basement & garage. House: 1404 sf (per tax records). Lot Size: 41 x 84, RH-1D.
Price: $799,000

Description

This charming detached Mediterranean-influenced single story home, ca 1919, with its distinctive Chicago style front window and low hipped roof, is a located on a lovely quiet block in Westwood Park. It is characteristic of the neighborhood, and the entire block is very attractive, well kept, and quiet.

The brick trimmed front stairs lead from a driveway to a large porch. Inside is an entry way, spacious living room with fireplace, formal dining room, two bedrooms, office, kitchen, and bath. The kitchen was updated a number of years ago, yet is very functional with a breakfast nook. There is a laundry area directly behind the kitchen and interior stairs to the basement. This is an excellent floor plan, with bedrooms overlooking the rear yard, and the entire house is very bright and sunny from its many windows. The handsome interior is very intact with good detailing. The living room fireplace (wood burning) is the original light buff brick with handsome inset Art & Crafts tiles. Most of the trim and wainscoting is unpainted pale gumwood, and there is oak parquet flooring in most rooms.

Systems have been upgraded with circuit breakers (100 amp main) and copper supply plumbing. Anchor bolting was installed for seismic safety. The basement could easily be developed for additional living space while still retaining the garage space for a car.

Neighborhood

Westwood Park is a lovely neighborhood, developed immediately after WW I, intended to be a garden suburb of the city. It has a wonderful architectural homogeneity, consisting largely of detached one story stucco homes with Mediterranean derived detailing and front yards. Shopping is nearby on Ocean Avenue or West Portal. There is convenient access to the downtown by the Balboa Park BART station and quick access to the Peninsula on 280 south.
